Built for the years after you buy
Most of our clients
have never lived here

01
Foundation
Land, structure, service charges, and how fast the area really absorbs new stock. The things you cannot check from four time zones away, and the things that decide what the place is worth in a decade.

Strategy
We agree roughly when you will sell before you buy anything. It sounds premature. It is the only way to avoid the one mistake that costs the most here, which is having to sell in a hurry.

Trust
We have never taken a fee from a seller or a developer. You pay us, so we can tell you a building is wrong, and most of our clients arrive because someone they know was told exactly that.
Rishad D’Cruz
An MBA from the University of Wales, a start in London lettings, and years spent building luxury homes in Goa. Rishad has seen property from the side that builds it, the side that rents it and the side that pays for it, which is a rarer combination here than it sounds.
He is also an award-winning filmmaker, and it shows in how he works. Where a building sits, how it is framed, what a room does to you when you walk into it: none of that is decoration to him. It is the reason one address holds its value while the one beside it quietly stops.
What you get in a conversation with him is a developer’s eye and an investor’s instinct at the same time. Fewer pitches, longer horizons, and decisions built around what the asset is still worth in ten years.
Shernol D’Souza
Born and raised in Muscat, Shernol reads the Gulf the way people do when they have lived in it rather than flown into it. His method does not change from one deal to the next: take the thing apart, find where the value actually sits, and decide from there.
He is a serious car man, and he studies a building much the way he studies an engine. How it is put together, how it performs, and what it will still be worth once the novelty has worn off. It makes him difficult to impress, which is rather the point.
His work does not stop at the signature either. Finding the tenant, vetting the carpenter and the electrician and the designer, handling the bank, steering the visa through. In Dubai you do not only need access. You need someone who understands how the pieces fit together.
Tell us what this Capital is for
Some people arrive with a building in mind. Most arrive with a question. Either is a good place to begin, and everything that reaches us is read and answered within two working days.
